What We Will Do
  • Solicit, present, recommend and manage all necessary contracts for property operations and supervise our employees or outside contractors to perform regular maintenance, preventative maintenance, emergency maintenance and all warranty work including but not limited to:
    • HVAC systems
    • Window maintenance
    • Electrical systems
    • Roof management and maintenance program
    • Security, physical and/or alarms
    • Fire protection, sprinklers and alarms
    • Building automation systems
    • Elevators
    • Janitorial, janitorial supplies and window cleaning
    • Snow removal, Grounds and Landscaping
    • Utility procurement (electric and gas)
    • Pest control
    • Generator
  • Provide afterhours/emergency on call services 24 hours a day, 7 days a week, 365 days per year.
  • Receive, resolve and complete all necessary maintenance services requests from building occupants.
  • Promptly and proactively notify Owner of any significant issues, building related concerns, regulatory or compliance notices received and other pertinent information related to operations of the building.  We will advise and recommend solutions.
  • Cooperate fully with Owner’s vendors, consultants, associates, partners, brokers and other parties involved with the Properties.
  • Provide Owner the funds received from all refunds, rebates, discounts or any type of receipt which PMI may receive from any party as a result of management of the Properties.  PMI REFUNDED OVER $1,182,000 OF PPP MONEY TO OUR CLIENTS.  
  • Review, verify, allocate and pay operating expenses for the Property at cost (no markup).
  • Present comprehensive operating financial statements to Owner end of the month.
  • Prepare annual and capital budgets for review and approval by Owner and coordinate construction management either internally or through qualified sub-contractors.
  • If applicable / as needed, perform full lease administrative functions including, but not limited to:
    • Collect and deposit all rents and payments due to Owner into a checking account in the name of Owner.
    • Calculate and bill tenants for rent, including CAM, late fees and interest and other charges.
    • Reconcile CAM charges and perform annual true up of such charges.
    • Confirmation of proper tenant insurance certificates.
    • Administer tenant leases and protect the interest of owner under the terms of the leases and promptly communicate, to Owner and Tenant, all non-performance issues.
    • Prepare tenant leases using Standard Lease provided by Owner. Owner responsible to negotiate final business terms with tenants and provide to PMI.
